This lovely condo has been updated throughout and is located within close walking distance to the front gate and the clubhouse.  It is an end unit, 30-plan with east and west views overlooking the 7 South fairway and a lake.

The living room has new carpet (November 2022), comfortable furniture and a “smart” cable TV with DVR.  Through sliding patio doors, you step out to a well furnished extended back patio with fruit trees for partial shade and a perfect spot for your morning coffee watching the sun rise.  The patio also has a propane gas heater for chilly nights and a natural gas built in grill, dining table that seats six and a couple of cozy chairs arranged for gazing at the mountains or watching golfers play through.  This is a great home for indoor-outdoor desert living.

The dining room has seating for six and there is additional seating for two at the kitchen bar.  The kitchen is a chef’s dream and has been supplied for preparing casual meals or entertaining.  It has custom cabinets, granite countertops, stainless appliances and plenty of counter space for food prep. 

The atrium and third bedroom have been combined to create a den/office.  This room looks out over the living room but has blinds that can be lowered for privacy.  It has been furnished with a cozy sofa and huge built-in desk area with lots of storage space.  This room also has a wonderful gas fireplace that you can enjoy on those rare cold nights, or light just for the ambiance.  There are doors that can be shut for more privacy.

The primary suite, at the end of the hallway has been furnished with a comfortable king bed, high back chair and “smart” cable TV.  This is a sunny bedroom with west facing windows for lots of natural light during the day and plantation shutters that can be closed for sleeping.  The en-suite has been updated and has his and hers sinks and a walk-in shower.

The guest bedroom has been furnished with a king sized bed and has a “smart” TV without cable, so it will only have streaming capabilities.

There is an updated guest bath in the hallway with a shower/tub combination.

The laundry room has direct access to the two-car garage.

This home has Wi-Fi, 3 “smart” TVs, new carpet (November 2022) in the living room and both bedrooms.  It is comfortable and well equipped.   It is located on a small side street towards the front of Rancho Las Palmas, and within close walking distance to The River Shopping and Entertainment venue, the Omni Resort, the Rancho Las Palmas Clubhouse and tennis courts.  The pool and spa are just a few doors away.

No Smoking and No Pets Please.

Note:  For summer rentals, May through the end of September, there is a $200/month cap on electricity. 

Rancho Las Palmas is a semi-private country club adjacent to the Omni Rancho Las Palmas Resort. It has a 27-hole golf course and one of the desert’s top tennis and pickle ball facilities, community pools and spas and walking distance to many dining, shopping and entertainment venues.

Tenant vehicles with commercial advertising must be parked inside the garage. Also, large vans such as the Mercedes Sprinter, campers and RVs are not permitted.

NOTE: It may be possible to purchase an RFID tag to use the owner’s entrance at the front gate and access to enter the back gate off Monterey Avenue. To qualify for the purchase, tenants must rent for a minimum of two months, acquire the owner’s permission, present a signed rental agreement and pay $100. Please inquire for more details. Guest with shorter stays, or without an RFID tag will be given a gate pass and must use the front gate of Bob Hope Drive to enter Rancho Las Palmas and can exit only through the back gate on Monterey Avenue.

As in most gated communities, there are strict traffic rules and infractions are fined. Please inquire about rules and regulations.
