This lovely three bedroom condo has been recently updated and decorated throughout in contemporary furnishings.  A 70 inch flat screen TV is the focal point of the living area which plenty of comfortable seating for everyone.  The wall between the living room and kitchen has been opened up and made into a seated bar, and by opening the kitchen to the living and dining areas, it has created one large, open great room that is perfect for entertaining family and friends.  There are wall to wall windows and a sliding glass door overlooking the back patio which brings in lots of light.  The furniture is arranged in a way to block the sliding door as an exit and the owner has sealed the door shut, so the access to the back patio is only through the kitchen sliding glass door.  The large atrium provides additional light and fresh air to the great room and guest bedroom.

The kitchen has been updated with custom cabinets, granite countertops and updated appliances.  The kitchen is very well stocked with quality cookware and serving dishes.  Guests will be able to prepare family meals as well as entertain, and can set a beautiful table.  There are four bar stools at the counter overlooking the living room, perfect for casual dining while watching the evening news.  For more formal meals, the dining table seats six.

The extended back patio overlooks the South 4th fairway and even through the patio faces North, when sitting out back, looking to the left you'll have a nice view of the mountains to the West.  There are two dining areas that offer seating for ten and a convenient kitchen bar with seating for three.  There is also a gas BBQ, two chaise lounges and a retractable awning … perfect outdoor living!

The primary bedroom has been furnished with a comfortable king bed, quality bedding and has a flat screen smart TV with cable.  The updated on-suite has a walk-in shower and double vanity. Please note that the primary closet is locked for owner's use.  Closets in guest bedrooms can be used.

Two guest bedrooms are each furnished with queen beds and quality bedding.  The updated guest bathroom has a shower/tub combination and single vanity.

This home also has Wi-Fi (100mb) and free calling throughout the U.S. and Canada. Owners will consider a small dog with pet fee but guests must inquire first for pre-approval.  There is a gated entry courtyard and a walled and gated back patio which are perfect for small dogs.  The laundry area is located inside the garage. Please note that the living room and primary bedroom have cable TV, but the one guest bedroom has a smart TV without cable but can be used for streaming.

This is a very well maintained, much loved, second home.  It is beautifully furnished, yet comfortable.  

Note:  For summer rentals, May through the end of September, there is a $200/month cap on electricity. 

Rancho Las Palmas is a semi-private country club adjacent to the Omni Rancho Las Palmas Resort. It has a 27-hole golf course and one of the desert’s top tennis and pickle ball facilities, community pools and spas and walking distance to many dining, shopping and entertainment venues.

Tenant vehicles with commercial advertising must be parked inside the garage. Also, large vans such as the Mercedes Sprinter, campers and RVs are not permitted.

NOTE: It may be possible to purchase an RFID tag to use the owner’s entrance at the front gate and access to enter the back gate off Monterey Avenue. To qualify for the purchase, tenants must rent for a minimum of two months, acquire the owner’s permission, present a signed rental agreement and pay $100. Please inquire for more details. Guest with shorter stays, or without an RFID tag will be given a gate pass and must use the front gate of Bob Hope Drive to enter Rancho Las Palmas and can exit only through the back gate on Monterey Avenue.

As in most gated communities, there are strict traffic rules and infractions are fined. Please inquire about rules and regulations.

SPECIAL NOTE: When planning your vacation, please take into consideration that there will be reseeding of golf courses and grassy areas in the desert during the months of September, October, and November. This means golf course closures, often for a month. If golf is part of your vacation, you will want to remember to ask about course closures. We will do our best to find out the closure dates or put you in touch with the golf club you are interested in, however, we are not affiliated with any of the golf courses and reseeding could be expedited or delayed due to weather or various reasons beyond our control. Neither the property owner or Vacation Rentals of the Desert can be held responsible for the closer of golf courses during your stay due to reseeding or other closures beyond our control.
